First Time Home Buyer.

I have been working on buying my first home for about a year now. The credit is cleaned up and the financing is there. I put in an offer on a house last night and found out this morning that it was accepted. I'm really not sure if I should be elated or scared out of my mind. This has always been such a big deal to me. It’s always been something I avoided due to fear. It is just such a big step. I would love to receive any insight or suggestions on this matter.

Buying a house is both, joyous and stressful. Remember to breath and like a wise boy scout once said, always be prepared.....good luck and congratulations!!! Crystal

Having been in finance for over twenty years, I would simply suggest this: Watch out for extra hidden fees, changes in the final paperwork, etc. You MUST stay on top of things or the lender will eat you for lunch. There are many predatory lenders out there, especially when it comes to someone as yourself who has "cleaned up" their credit: many lenders will boost things to suggest you didn't qualify, things "changed", etc. READ THE FINE PRINT, DO NOT SIGN WITHOUT AN ATTORNEY!

Go for the house. You're building equity and net worth, instead of dropping it down a rental drain. Don't forget that when you are 55 or over you can sell the home for up to a quarter million without paying taxes on the profit. There are advantages to both. You just have to weigh them both and do what's best for you and the family. Have a great day. Vince
